去年預售銷售近1.7兆元, 年增高達34% 每3戶交易就有1戶是預售案
【理財周刊記者顏瓊真報導】去(2023)年雖然有平均地權條例上路干擾,下半年預售投資行為降溫,不過受到通膨等因素帶動,預售市場仍吸引自用客穩定買進,統計去年預售交易全國仍達10.6萬件,年增率高達27%,且成交揭露的金額達1.7兆元,另排除第一次登記的數量後,市場上推估每3戶交易就有1戶是預售案。
信義房屋不動產企研室專案經理曾敬德表示,預售市場雖然換約投資行為退場,但自用客買氣穩定,一方面平均地權條例討論時間已久,政策上路後市場快速適應,購買預售的自用客也不認為房價短期有下修的跡象,有需求遇到條件不錯的案子就擇優買進,雖然新青安貸款對於預售直接助益有限,不過仍有穩定市場信心的效果,尤其未來碳費等議題發酵,未來建築成本可能還是居高不下。
統計顯示,去年全國預售交易10.6萬件,若對比移轉棟數來看,排除第一次登記的數量後,市場上推估每3戶交易就有1戶是預售案,表現最普通的是台北市,去年成交揭露3417戶,大致較前一年度持平,主要台北市房屋屬於高單價,購屋門檻較高的關係。
預售交易量前三名分別為桃園市的2.14萬件,新北市的2.1萬件與台中市的1.9萬件,這三個區域的預售案相當受到市場歡迎,新北市的重劃區、捷運站與大面積開發的案子,相當受到大台北地區通勤族與北市換屋族的喜愛。
桃園市則是也有不少重劃區推案,和台北差異較大的是,台北小宅去化速度快,但雙北以外的都會區則是2房、3房都受到自用客的關注,高雄市則是在科技業投資定案後,預售市場買盤重新加溫,去年預售揭露近萬件,年增51%。
曾敬德表示,預售一手屋沒有使用過、設計規劃新穎、前期付款輕鬆等特性,雖然房價高漲,但購屋人可以接受空間小一點但品質好的預售案,預售案因為興建成本居高不下,加上未來綠色通膨可能也會造成負擔,只要銷況順利,開發商還是會持續買地推案。
